Why Commercial Properties in Austin Invest in Landscape Lighting
Commercial landscape lighting Austin property owners install is rarely about decoration alone. It is about three measurable things. First, perception: a restaurant on South Lamar or a dental office in Cedar Park with a lit facade, lit signage landscape and lit entry looks open, established and safe, and the one next door with a dark frontage looks closed. Second, safety and liability: parking lot edges, curbs, planters and walkways are where slip-and-fall claims originate, and even low-level lighting at those transitions is a meaningful risk reduction. Third, asset value: HOA entrances, office parks and multifamily communities with well-maintained lighting photograph better, lease faster and hold their appraisal.
Austin Landscape Lighting has delivered commercial projects alongside more than 500 total installations since 2020, from single storefronts to community monument signs and multi-building office sites. We understand that a commercial system has to be reliable first, attractive second and easy to maintain always.
Property Types and Typical Scope
| Property type | Priorities | Typical elements |
|---|---|---|
| Office and medical buildings | Facade presence, entry safety, after-hours security | Architectural uplighting, entry downlights, walkway and curb lighting |
| Restaurants and retail | Visibility from the street, patio ambiance | Signage landscape accents, tree uplighting, patio layers, dimmable zones |
| HOA and community entrances | Monument signs, identity, long-term durability | Sign washes, specimen trees, median plantings, long cable runs |
| Multifamily and senior living | Resident safety, amenity areas, uniform coverage | Path and step lighting, pool and courtyard perimeters, breezeway downlights |
| Churches, schools, clubs | Event evenings, wayfinding | Scheduled scenes, large tree lighting, drop-off and walkway lighting |
How We Design Commercial Systems
Low voltage where it belongs, 120V where it exists
Most of the landscape layer is 12V LED on brass fixtures, which is safer around the public, easier to maintain and far more flexible than running conduit for every fixture. Where the site already has 120V pole lights or building-mounted fixtures, we design around them, often reducing their output or warming their color so the landscape layer is not overwhelmed. For long community entrance runs we specify multiple transformers positioned close to the fixture groups rather than one large unit at the far end, which keeps voltage drop and future troubleshooting under control.
Light levels and uniformity
Commercial design is more quantitative than residential. We target light levels appropriate to each area, typically 1 to 2 footcandles maintained on walkways and 0.5 footcandle minimum at the darkest point of a lit path, with uniformity ratios that avoid bright-dark-bright patterns. Facade and sign lighting uses 2700K to 3000K depending on the building materials and brand standards; 2700K remains our default on limestone and stucco, with 3000K on very white or gray contemporary buildings. Our color temperature guide illustrates the difference.
Durability and vandal resistance
- Solid brass and copper fixture bodies with stainless hardware and tamper-resistant fasteners in public areas.
- Recessed well lights and hardscape lights where foot traffic or mowing would damage stake-mounted fixtures.
- Locked stainless transformer enclosures and conduit-protected cable at crossings and in open turf.
- Integrated LED fixtures with 50,000-hour ratings to minimize lamp changes across large fixture counts.
Controls
Astronomical timers on every transformer, with smart controls for properties that want scheduling by zone, event scenes or remote monitoring. Multifamily and office sites typically run safety layers dusk to dawn and accent layers until midnight.
Austin-Specific Considerations
Dark-sky expectations. Austin and the Hill Country communities have strong outdoor lighting sensibilities, and commercial properties attract more scrutiny than homes. Fully shielded fixtures, warm color temperatures, light aimed at surfaces rather than the sky and reasonable shutoff times are standard in our commercial designs. They also happen to be what municipal and HOA reviewers want to see.
Heat and irrigation. Commercial beds are irrigated heavily and bake in full sun. Fixture and connector selection reflects that: brass bodies, sealed optics, gel-filled connections, and drivers rated for high ambient temperatures.
Live oaks and street trees. Austin protects heritage trees, and commercial sites often have significant live oaks. We light them with tree-safe methods and route cable to avoid root zones.
Caliche and hardscape. Trenching through caliche and under existing paving is slow. On new construction we coordinate with the general contractor to sleeve conduit before paving; on existing sites we bore or use expansion joints to cross hardscape cleanly.
Process, Scheduling and Maintenance
- Site walk and consultation. Free, on site, including a night visit to document current conditions and liability points.
- Written scope and proposal. A fixture schedule, layout drawing, control plan and no-surprise pricing. We can provide documentation for property management approval or HOA review.
- Installation. Licensed and insured technicians, scheduled around business hours, with daily cleanup so the property stays presentable. Most single-building projects complete in one to three days.
- Commissioning. Night aiming, light-level checks at walkways and schedule programming.
- Maintenance plan. Quarterly or semiannual visits to re-aim, clean lenses, trim foliage, check connections and replace any failed component. Details are on our maintenance and repair page.
Austin Landscape Lighting provides a 2-year workmanship warranty on commercial installations plus the manufacturer warranties on fixtures and transformers. The planning range above reflects a single building or entrance; larger sites receive an individual scope. These are planning figures, not quotes.

Commercial Landscape Lighting FAQ
Can you work around our business hours?
Yes. Installation is scheduled to avoid peak customer or tenant traffic, including early mornings, evenings and weekends when appropriate, and the site is cleaned up at the end of every work period. Night aiming and commissioning happen after close. We coordinate directly with property management or your general contractor.
Do you offer maintenance contracts for commercial properties?
We do. Quarterly or semiannual plans include re-aiming, lens cleaning, foliage trimming around fixtures, connection and transformer checks, timer verification and replacement of failed components. A maintained system protects the liability benefit of the lighting and keeps the property looking the way it did on commissioning night.
How do you handle long runs at a community entrance?
With multiple transformers placed near fixture groups rather than one large unit at the far end, heavier gauge cable where needed and hub wiring so each fixture sees consistent voltage. This keeps color uniform across the entrance and makes future troubleshooting a matter of isolating one small circuit.
Will commercial lighting meet Austin dark-sky and HOA expectations?
Our commercial designs use fully shielded fixtures, 2700K to 3000K color, light aimed at surfaces rather than the sky and timed shutoff of accent layers. That approach aligns with the outdoor lighting sensibilities common in Austin and the Hill Country and with what municipal and association reviewers typically require. We supply drawings for review when needed.
Can you provide documentation for our property manager or board?
Yes. Proposals include a fixture schedule, layout drawing, control plan and itemized pricing, and we can add photometric targets for walkways, proof of license and insurance and a maintenance plan outline. Boards and management companies generally have what they need to approve the project from a single document package.
